New Policies
Charges for pre-application planning advice.
It was agreed by Full Council on 16th February 2010 that the Council charges for pre-application advice unless you wish to seek advice for works or alterations to an existing residential dwelling (see Class F below). The charges apply from 5 April 2010
Fees shown below do not include VAT - Please add the current rate of VAT to this amount
Class A.
All large-scale major schemes, including residential developments of
more than 200 houses, or non- residential floor space of 10,000sq.m. or site
areas of more than 4ha. In these cases the charge will be negotiated, once a
realistic assessment is made of the extent of pre-application involvement
needed.
Class B.
All other developments defined as “major” i.e. residential schemes of
between 10-199 houses, or sites of 0.5-4ha., or non-residential floor space of
1,000-9,999 sq, m. or 1-2 ha. Fee will be £2300 ( assuming up to 4 meetings with
a range of disciplines available ).
Class C.
All ”minor” residential proposals, (including holiday units) that involve
the erection of, or change of use to, 6-9 dwellings. Fee will be £1725 (assuming
up to 3 meetings).
Class D.
All residential schemes (including holiday units) for the erection of, or change of use to 2-5 dwellings. All “minor” non- residential schemes for new
buildings or changes of use. Fee will be £850 ( assuming up to 2 meetings).
Class E.
All residential schemes for a replacement or erection of a single
dwelling or the conversion of a building to one residential unit. Fee will be £350
(assuming up to 2 meetings).
Class F.
All householder schemes for extensions, garages, satellite dishes,
garden sheds and structures etc. - No fee will be charged.
No fee will be charged for all 100% affordable housing schemes; Parish Council,
voluntary sector, charitable trust or not-for-profit organisations' development
enquiries.
Please note that Planning Officers do not give informal advice on whether or not planning permission will be required. There is extensive guidance available to view on the Planning Portal, but if owners or prospective developers are unsure they are encouraged to submit an application for a Certificate of Lawfulness which will provide a legally binding decision.
